Services for Realtors…

Listing Consultation– $100

This service is for occupied homes and is recommended for every listing BEFORE it goes on the market! The entire home will be evaluated, inside and out, to determine what needs to be accomplished in order for the home show at its maximum potential. Discussion with the homeowner will include what needs to be packed away and/or stored, cleaning requirements, repairs that need to be made, recommended décor updates, and furniture/accessory/artwork arrangement. A detailed list of the recommendations will then be emailed to the homeowner and realtor. This service is usually offered by the realtor as part of their listing package, and covers up to 2 hours of time. Once the homeowner has completed their to-do list, some elect to have THE PROFESSIONALS return for the final staging touches before listing ($50 per hour).  Ideally, this service occurs before listing, but it is beneficial for homes already on the market as well.

Staging Services–$50 per hour

This service is also for occupied homes. Furniture, artwork, and accessories will be rearranged to help the home appear warm, welcoming, and spacious, and appeal to the most number of buyers possible. A detailed list of recommendations for packing, cleaning, repairs, and updates will also be included, as well as staging recommendations for any rooms not covered in the appointment. The realtor will receive photos of the completed rooms for their online and printed marketing efforts.  The cost of this service is sometimes paid for by the realtor, sometimes by the homeowner, and sometimes even split between the two.  Most homes take an average of 3-4 hours for the main rooms, including living room, dining room, kitchen, family room, and master bedroom. If needed, accessories are available for a small rental fee.

Vacant Staging–$50 per hour  (plus furniture and/or accessory rental)

This is a four step process that turns an empty house into a warm and inviting home. It includes the Consultation, Furniture and/or Accessory Planning, the Staging Day (when the furniture and accessories are delivered and set up), and the De-Staging Day (once the house is sold).  In addition, the realtor will receive photos for use in their marketing efforts which will have much more appeal than pictures of empty walls and floors!  Prices depend on the size of the home, how many rooms are to be staged, and whether staging will include furniture or just accessories. There is no charge for the initial consultation and proposal.

Realtors’ discounted rate of $50 per hour also applies to their clients.
