Home Staging is the practice of preparing a house for sale so that it shows like a “model home” and appeals to the widest range of buyers possible. Once upon a time, no one had heard of staging. But as the industry has grown (greatly helped out by HGTV!), staging has become the norm, and is now here to stay! Realtor Magazine Online (Feb 2007) reported that PROFESSIONALLY staged homes sell an average of 50% faster and for 7% more than non-staged homes! This backs up a previous study from 2004, published in USA Today, which found virtually the same statistics. Home staging is pure economics. A 2007 HomeGain survey of over 2000 real estate agents from across the country reported that the average staging cost nets a home seller over 343% return on each dollar spent! And in case you still aren’t convinced, an April 2014 survey of real estate agents by the internet giant Zillow just reported that hiring a PROFESSIONAL Home Stager was listed as #2 for “top home improvement projects for sellers”. (#1 was boosting curb appeal…something a good home stager will help you with as well!) Staging statistics continue to to show the benefits of staging. In 2015, The National Association of Realtors Profile of Home Staging reports that over 95% of Buyer’s Agents say home staging has an effect on how buyers view homes.
No matter what the economy and the home selling market is like, it is always stressful to be selling a home. The stress of having to keep everything clean and show-ready, having strangers tromping through your house, and of course, leaving the house for every showing, is a HUGE hassle! Then there’s the fact that today’s buyers shop for homes differently than buyers have in the past. The NAR also reports that today’s average buyer visits only 9 to 10 homes in person (after doing their online research) before purchasing a home. The internet is now where your home must make a “WOW” first impression so that buyers will choose your home to visit. Even in our improved market, it’s true that staging increases traffic to your home, which in turn increases the chances for higher and possibly multiple offers! What home seller wouldn’t want a bidding war over their home??
